Job Description 

The consistent responsibility of the Project Manager is to ensure an on-time and on-budget end result.  Before construction begins, the Project Manager is responsible for creating a schedule and budget, which will lay the foundation for the rest of the project.

As the project progresses from planning to execution, the Project Manager will shift their focus to scheduling contractors, processing payments and managing change orders. The Project Manager’s job is to ensure the project is being built to the quality and standards of Wintz Company. The applicant will be expected to oversee the production of 10-25 houses in a single phase with the help of site superintendents.

The applicant must be highly organized and have excellent communication and interpersonal skills along with high personal standards as they will represent Wintz Company values on the job site. Although project scopes, size and location may change, one thing is consistent: ensuring the timely and cost-effective completion of projects.


Job Responsibilities

  • Oversee production housing projects from engineering phase to turn-key
  • Create and manage timeline to ensure the project is finished in a timely manner
  • Provide value engineering reviews of project documents and source contractors
  • Communicate with contractors ahead of time about timeline and specifics of their job on our sites
  • Manage the Site Superintendent and be apprised of day-to-day work on the site; coordinate and make recommendations regarding the status of work
  • Oversee management of equipment and materials orders, optimize purchase costs, and efficient materials usage
  • Ensure compliance with safety regulations and building codes
  • Review contractor requests through formal or informal processes, and provide prompt responses to keep projects on schedule, review and approves invoices, and resolve payment and project disputes
  • Attend and/or lead project meetings with contractors, engineering consultants and outside agencies to ensure the project's goals are achieved
  • Negotiate with external vendors on contract agreements and enforce constructor contracts compliance for reporting, environmental requirements, scheduling, and invoicing
  • Regularly review project scope changes, monitor construction progress and variances to determine impacts to schedule. Forecast and communicate needs to Executive staff and facilitate amicable solutions
  • Delegate responsibilities clearly to site superintendent and other contractors
  • Meet with and effectively communicate with project partners, project stakeholders or with local community as issues arise during a project
  • Take ownership of projects and complete any other job-related duties that are needed to complete your projects on time and on budget


Job Requirements

  • Previous work experience managing construction projects
  • Clear and concise communicator with interpersonal abilities, including negotiation skills
  • Excellent knowledge of residential construction materials and equipment
  • Excellent organizational and time management skills to manage multiple priorities simultaneously
  • Proven experience in a leadership role
  • Proficient in MS Word, Outlook, and Microsoft Office tools
  • Familiar with construction management software (Builder Trend experience is a bonus)
  • Excellent knowledge of relevant rules and regulations as well as quality standards
  • Conflict resolution and conflict management experience
